在一系列宏观政策的调控下,2010年上半年全国商品房销售面积和销售额同比增速持续下降,房企全年销售目标恐难完成,部分企业资金链面临考验;投资性购房等受到遏制,消费者观望态度明显。预计下半年房地产市场景气将逐步回落。为了促进房地产市场健康平稳发展,建议适时调整政策、为引导房地产长期发展留出空间,大力推进房地产业结构调整和转型,提高居住类商品(尤其是房租)在CPI中权重,注意防止房价大起大落,关注土地市场、注意供给结构平衡。
>Under a series of micro control,China’s commodity house sales volume and sales amount continued to decline in growth rate for the first half year.Under this circumstance,developers are hard to reach sales targets this year,and face a severe test of fund chain.The demand for housing investment is restrained,and consumers are taking a wait-and-see attitude.It is estimated that real estate market climate index will fall compared to less in the second half of the year.In order to promote healthy and steady development of real estate market in China,it is suggested that policies be adjusted timely for long-term development of real estate industry,the real estate industrial structure adjustment and transition be promoted,the weight of residential commodity (especially rent)in CPI ratio be improved,huge house price fluctuation be avoided,and more attention be paid on land market to adjust construction balance between supply and demand.
