国际大都市的中央商务区（CBD）作为城市服务功能的核心聚集区，也是最具活力、最能感知城市能级和核心竞争力的区域，面对新的发展趋势，必须保持战略敏锐。本报告基于2024年2月新加坡宜居城市中心和奥雅纳联合发布的《CBD的未来：来自亚太地区6个城市的观察》，重点介绍6个亚太地区城市CBD面临的主要挑战和发展愿景，以及案例城市为实现目标所采取的关键行动。在此基础上，提出对中国超特大城市CBD转型发展的三点启示：突出战略引领顺应发展新趋势，重视双管齐下找准发展新抓手，强化供需匹配响应人群新需求。
As the core gathering area of urban service functions，the central business district（CBD）of an international metropolis is also the most dynamic and most perceptible to the city’s energy level and core competitiveness，and it must maintain strategic agility in the face of new development trends. Based on “The Future of CBDs：Perspectives from 6 APAC Cities” released by the Centre for Liveable Cities（CLC）and ARUP in February 2024，this article highlights the key challenges and development visions，as well as the key actions taken by the 6 APAC Cities’ CBDs. On this basis，three enlightenments for the transformation and development of Chinese megacity’ CBDs are proposed：highlighting strategic guidance to conform to the new trend of development，attaching importance to the two-pronged approach to identify new starting points for development，and strengthening the matching of supply and demand to respond to the new needs of the population.
