2016~2017年河南房地产业发展形势分析与判断

2016年河南省房地产市场呈现四大特征:几乎各项指标均高于中部六省,省会郑州量价持续引领全省,房地产开发到位资金不尽合理,宏观调控日益趋紧。影响2017年房地产市场的宏观因素主要有长效机制将对投资性需求产生有效抑制,经济由虚变实使得房地产业地位趋于弱化,房地产发展环境及利润空间进一步受到挤压。为此河南省房地产业发展要加强对房地产定位的再认识,科学确定房地产体量;深入开展供给侧改革,实现开发企业自我转型;树立以人为本的理念,大力发展住房租赁市场。

Abstract

In 2016,the real estate market in henan province has four major characteristics:almost all the indexes were higher than the six provinces in central,provincial capital of zhengzhou volume continued to lead the whole province,unreasonable development of real estate investment and macroeconomic regulation and control is becoming more and more tighter. The macroscopic factors influencing the real estate market in 2017 are mainly long-term mechanism which effectively restrain demand for investment. Economic change from virtual to real makes estate industry status weaken. The real estate development environment and further squeeze profit margins. The real estate industry development in Henan province should strengthen the real estate location for this renew scientific determine the volume of real estate;carry out reform of the supply side,achieve development enterprise self transformation;Set up the people-oriented idea,and develop the housing rental market.
